In addition to selling short sales on the listing agent I also help buyers purchase short sale properties. In some price ranges and areas that tends to be all that is available. I had a short sale closing for a buyer client last Friday. The property was a three level townhouse with three bedrooms and 2.5 baths in Sterling, Virginia. The offer was ratified on January 21st so it took less than two and a half months to close which was pretty fast for a short sale. There was only one lienholder which was GMAC. Both GMAC and Bank of America are having their files entered into Equator which I strongly believe is helping the banks to be more organized and be able to close the transactions faster. I have also noticed with Chase recently that their time to have a negotiator assigned to the file has decreased. I am hoping that with time the banks will be able to shorten the time for approval.
